Most people don’t think about their heating, ventilation and air conditioning system until it stops working. Regular maintenance provided by a certified HVAC contractor will keep your system in good working order throughout the year. There are several advantages to making preventive maintenance a priority.
HVAC Maintenance Includes
Regular maintenance prolongs the life of the system. Most heating and air conditioning manufacturers recommend seasonal tune-ups. A tune-up in the fall for the furnace and a tune-up in the spring for the air conditioner keep all elements of the system in tip-top shape. A tune-up will:
- Check refrigerant levels
- Clean or replace owner-supplied filter
- Check electrical wiring and connections
- Oil all moving parts
- Adjust belts
- Clean coils
- Clean drip pan and tubing
- Check ignition and pilot on gas and oil furnaces
- Ensure that the unit cycles on and off properly
- Adjust and calibrate thermostat
- Inspect furnace hood and plenum
- Check connections to ducts for leaks
Benefits of Regular HVAC Maintenance
Tune-ups reduce the occurrence of breakdowns. The most common reason that an air conditioner stops working is a dirty filter. Filters capture airborne particulates and prevent them from entering the system. Dirty filters allow dust, animal dander, insect parts and other debris to enter ducts and circulate through the system. These pollutants settle on coils and other components, eventually entering the living space. For a unit to perform efficiently, air must pass over the coils and through the ducts. Dirty coils make the compressor work harder to produce cool air. Eventually, the unit stops working.
Well-maintained equipment uses less energy. Inefficient airflow can reduce the efficiency of a system by up to 15 percent, causing the compressor to cycle on and off more often. Replacing or cleaning filters can reduce energy consumption by between 5 and 15 percent.
